Financial District Hit Hardest as Rental Market Continues to Cool

New York, NY (PRWEB) December 18, 2007 -- Data from The Real Estate Group's December 2007 Manhattan Rental Market Report, released today, shows that rents in the Financial District fell at a significantly sharper rate this month than in other neighborhoods. Financial District asking rents dropped an average of 5% since November, with December's average citywide rents declining by less than 1%. Doorman studio and one bedroom rents showed the most drastic declines in FiDi, by 16% and 11%, respectively.

"The city's rental market usually slows down during the holiday months, but the sudden drop of asking rents in the Financial District's doorman categories strikes us as unusual even for this time of year," says Daniel Baum, COO of The Real Estate Group. "Numbers like this imply that landlords are trying to quickly reduce rents to bridge the gap between the large number of FiDi vacancies and the smaller demand of those seeking them out."

The Financial District has become a hotbed of new residential property development and condo conversions in the last two years, resulting in the creation of a vast amount of housing inventory in a short period of time. Though Financial District landlords commonly offer tenants incentives ranging from flat screen TVs to one month's free rent, it appears such concessions have failed to attract enough renters to fill FiDi properties. Data pulled from The Real Estate Group suggests that Financial District landlords have been forced to slash prices to minimize current and anticipated future vacancies.

Since August's Market Report, which initially foreshadowed an upcoming decline in an otherwise healthy rental season, The Real Estate Group's data has indicated that Manhattan's rental market may not retain full immunity to the rest of the nation's housing woes. Shaky job security and the ongoing credit crunch, combined with the typically slow year-end rental season, has led to the expected December cooling of Manhattan's rental market across most neighborhoods, apartment sizes and service levels. The Financial District's rent prices, however, dipped disproportionately to the city's otherwise gradually softening rental market.

Initially there are two system bundles offered which focus on serving the proximity location needs of both business and healthcare. The daily rental rates vary from eight to fourteen cents per tag day. The low costs enable a facility to recognize returns on investment when used with the Parco certified tracking software product included in the bundle. Additionally, the systems are proximity based which means that the data granularity is now wing based instead of the precision sub-room. The system can be upgraded to precision location by purchasing SDP ports.

"Of course, we're banking on the facilities over time consuming more than the base number of tags per year," says Scott Cohen the president and CEO of Parco. "These systems are focused on helping the facility leverage its existing investment in structured cabling and local area network products." The new system hardware uses existing network cabling thus dramatically reducing the infrastructure costs to install proximity tracking. "In a minimum install configuration, the facility would expect to pay less for a system rental over a five year commitment than it would on a zero interest lease over the same period."

Initial customers include Trax Technologies, a Parco authorized reseller and a supplier of products to the supply chain and logistics vertical markets, which is in the first stage of deployment of the Per Tag Day Bundle. "This exceptionally low tag rental rate has enabled us to widely distribute RFID tracking solutions to our customers," say Donna Uettwiller of Trax. "Currently we're in stealth mode with a specific customer who wishes to remain confidential. However, I can report that they are enthusiastic with the initial results. If we stay on track with deployments, we could surpass one hundred thousand deployed tags by early 2009.' Features of the Précis product including the high tag capacity and frequent reads available using the UWB components are very attractive in the supply chain and logistics businesses. Parco's antenna systems, enclosures and other product integration features such as built-in wireless networking in the enclosures add value to these types of customers.

The '8 Cents Per Tag Day' package includes 750 Précis asset tags and the '14 Cents Per Tag Day' package includes 1,000 Précis asset tags plus 24 SDP Ports. Both systems include up to 45 Précis Readers, POE injectors, Parco Software Site License, product warranty, patch cables, installation, support, training and asset tracking software. The SDP ports are used to provide precision location in certain parts of the facility. The systems include all but the network cabling, network switches/hubs, Microsoft SQL Database and servers (a Microsoft server OS is required.) Because pets have a penchant for chewing, items such as Christmas lights and other wire-based electrical decorations should be used sparingly. Candles should only be used when pets are secured or are closely being monitored. When away from your home, secure your pets away from these items. As an added precaution, unplug lights and motorized decorations.

* Treating pets to people food


With the holidays comes the consumption of an inordinate amount of fatty, salty, sugary and calorically dense foods. Allowing pets to indulge in these same holiday excesses is not only bad for their health; it can lead to digestion problems and numerous other health issues.

As a rule of thumb, never feed people food to pets---especially treats. Common holiday foods like chocolate, raisins and macadamia nuts can cause serious physical and internal harm to a pet. Stray wrappers from candies can also be a problem since there is a potential for choking and/or intestinal blockage, if ingested.

Since removing the plethora of temptations is largely impractical, PSI suggests securing your pet in a "safe room" away from guests and potential hazards. After the festivities, be sure to properly discard all food scraps and trash before letting your pet back into the other areas of your home.

* Forgetting to tell Santa about your pet


He's made his list. He's checked it twice. Nevertheless, forgetting to gift your pet is naughty...not nice. Asking Santa to drop off something special for your pet is not only thoughtful, but practical as well. Giving gifts to your pet reinforces the idea that they too are an important part of the family.
